We have seen residents credit scores increase over 40 points in a short amount of time; however, you need to maintain good standing with your other creditors as well, such as your auto loan, credit cards, etc.*
They can, but only residents 'on the lease' of a IRT Living managed property are eligible for the rental payment reporting. Resident-Link subscribers must be a party to the lease. Friends and Family can enjoy the IDTheft portion of Resident-Link at the $5.95 per month price. You can share the link with them and they can enroll. Only residents 'on the lease' can have payments reported to the credit bureaus.
Under the Fair Credit Reporting Act (FCRA), you may be entitled to receive a free copy of your personal credit report if you have received notice (within the past 60 days) that you have been declined credit, employment, housing, or if adverse action has been taken against you based on information from the credit bureaus (TransUnion, Experian or Equifax); or if you received notice that the terms of credit offered to you may be less favorable than the terms offered to consumers who have better credit histories. You can request your free report online from any of the three bureaus. If you're not eligible, some state laws require a free credit report or a lower fee for consumers in their states.
Credit card companies offer alerts for their particular credit card, a nice perk but not even close to the coverage that Resident Link is able to provide not to mention the added benefit of having your on-time rental payment data reported. You can cancel at any time by contacting support. When you move out of your IRT Living managed community, we won't be able to report your rental payment data but you can continue to enjoy the benefits of the IDTheft protection portion of Resident-Link. We simply continue billing your credit card on file for $5.95 a month.
There are other companies that offer a line up of IDTheft products and real-time credit monitoring, but none of them include rental payment reporting. You can expect to pay nearly $19.95 per month for those services. This exclusive product is offered to IRT Living residents at just $5.95 per month.
Your property will likely enforce a late fee. But, from a credit reporting standpoint, much like auto loans or credit cards, rental payments aren't classified as 'late' until 30 days past due. So, you wouldn't see a derogatory mark on your credit file unless you were 30 days past the due date.
We report on-time rental payments once a month to the credit bureaus. They will show as a revolving trade-line as shown in the example.
